Controls for the boiler room, built for New York buildings.

We design, install, and look after the controls that run heat and hot water in apartment buildings, co-ops, condos, and commercial properties across the five boroughs. One contractor from the first site visit through the heating season.

Service 01

Boiler & Burner Controls

Most heating complaints in a New York apartment building trace back to the controls, not the boiler. An old aquastat holding one setpoint all winter overheats the building in October and falls behind in January. We replace it with a controller that reads the outdoor temperature and sets the water temperature to match the weather.

For plants with more than one boiler we add lead/lag rotation and staging so the units share the load, run fewer short cycles, and wear evenly. Every job keeps the existing safeties in the loop and adds the ones the code and your insurer expect to see.

What is included

  • Outdoor reset with night setback and warm-weather shutdown
  • Lead/lag rotation and staging for multi-boiler plants
  • Low-water cutoff, high-limit, and flame safeguard wiring checks
  • Replacement of failed or obsolete controls, with the burner left in place
  • Setpoints and schedules documented and posted in the boiler room
  • Hookup to remote monitoring if the building wants it

Good fit for: Steam and hot-water buildings with one to four boilers, oil or gas, especially where the controls have not been touched since the boiler went in.

Service 02

Pump & Hydronic Controls

Circulators run thousands of hours a season. Running them flat out the whole time wastes electricity and pushes hot water where nobody asked for it. We control them from the system: speed from differential pressure or temperature, start and stop from actual demand.

We also set up zone control so the sunny side and the shady side of the building do not get the same water, and we take care of domestic hot water: mixing valves, recirculation pumps, and tank temperature, so showers are hot and nobody gets scalded.

What is included

  • Variable frequency drives on circulators and DHW recirculation pumps
  • Lead/standby pump rotation with automatic failover
  • Zone valves and zone pumps driven by indoor or outdoor conditions
  • Domestic hot water temperature control and mixing valve supervision
  • Pump run status and fault contacts wired back to the controller

Good fit for: Hot-water buildings with large circulators, buildings with uneven heat between lines or exposures, and any building where the DHW tank temperature swings.

Building Automation

A boiler controller, a pump controller, and a ventilation timer that do not talk to each other leave the super walking from panel to panel. We bring them onto one PLC so the building runs as one system and every point shows up in one place.

We standardize on Productivity 2000 PLCs from AutomationDirect: industrial hardware, open protocols, parts on the shelf. A touchscreen in the boiler room shows status and lets authorized staff change setpoints. No proprietary lock-in and no license fee to look at your own data.

What is included

  • Productivity 2000 PLC and I/O sized for the building, with spare points
  • Local HMI touchscreen in the boiler room
  • Integration of boilers, pumps, ventilation fans, and temperature sensors
  • Modbus or BACnet connections to existing burner and boiler controls where supported
  • Documented tag list and wiring drawings handed to the building
  • MQTT publishing to the Nio Controls portal

Good fit for: Buildings replacing a dead or orphaned control system, new mechanical rooms, and portfolios that want the same hardware in every boiler room.

Service 04

Remote Monitoring

Every control system we install can publish its status to the Nio Controls portal. You see supply and return temperatures, which boilers and pumps are running, and any active alarms, from a phone or a desk, with the history to back it up.

When something trips at two in the morning, the portal shows it before the tenants call. The alarm is live for the people you name, and our 24/7 line is staffed around the clock.

What is included

  • Live boiler, pump, and temperature status per building
  • Alarms with acknowledgement and offline detection
  • Trend charts and per-building history
  • Role-based access for management companies and supers

Good fit for: Any building with controls we installed, and existing control systems that can expose status over Modbus or dry contacts.

Service & Maintenance

Controls drift. Sensors fail, setpoints get nudged by someone chasing a cold apartment, and last winter's schedule does not fit this one. We come back each fall to start the plant up correctly and each spring to shut it down and tune.

Monitored buildings get a 24/7 emergency line answered by someone who can see the boiler room data before they pick up the phone. That often means the fix is a setpoint change, not a truck.

What is included

  • Fall start-up: safeties tested, sensors checked, reset curve set for the season
  • Spring shutdown and summer DHW-only configuration
  • Mid-season tuning visit after the first cold snap
  • 24/7 emergency line for monitored buildings
  • Replacement parts for the controls we installed, stocked locally
  • Written service report after every visit

Good fit for: Any building with controls we installed, and buildings with existing controls that nobody is currently responsible for.

Service 06

Energy & Compliance Support

Local Law 97 and annual benchmarking put numbers on how much fuel a building burns. Boards and managers get asked about those numbers and often have nothing to show but utility bills. Controls data changes that.

We give you supply temperature, run time, and outdoor temperature history so you can show what changed after a controls upgrade and have a grounded conversation with your energy consultant or engineer. We do not file the paperwork or interpret the law. We make sure the data behind it is real.

What is included

  • Boiler run-time history per building
  • Supply and outdoor temperature trends that show the reset curve is working
  • Trend charts you can walk through with your energy consultant or engineer
  • Setpoint and schedule review ahead of the heating season
  • Plain-language summary of what the controls changed and when

Good fit for: Buildings covered by Local Law 97 or annual benchmarking, co-op and condo boards planning capital work, and managers fielding questions from owners.

Process

How an engagement works

No long sales cycle. One visit, one written scope, one install day where we can manage it.

  1. Step 1

    Site visit

We walk the boiler room with your super, photograph the existing controls, and note what works and what does not.

  2. Step 2

    Written scope

You get a fixed scope in plain language: what we replace, what stays, and how long the plant is down.

  3. Step 3

    Install with minimal downtime

Most changeovers happen in a day, scheduled for shoulder season or a mild day. Heat and hot water are back before we leave.

  4. Step 4

    Hand-off and monitoring

We walk staff through the panel, leave documentation in the room, and connect the building to the portal if monitoring is part of the job.

Talk to a controls engineer, not a call center.

Tell us about your building and we will come out, look at the boiler room, and give you a straight answer on what it needs.
